UK City Residential have vast experience at selling tenanted properties on behalf of a variety of clients to our investors. Our vendors in these cases have included Private developers, Private investors, LLP Receivers, Banks and Asset managers.

 

St Mary’s Apartments, Barnsley
 
In 2015 UK City Residential sold a block of 34 apartments in Barnsley, South Yorkshire. The sale included 34 x 2 bedroom apartments with secure parking and freehold. This deal represented a gross yield of over 10% for our investors and control of the entire development.












INVESTMENT - WATERLOO
Waterloo Mills, Huddersfield
 
In 2015 UK City Residential sold a block of 24 x tenanted 1 and 2 bedroom apartments to private investors including the freehold for Dunbar Assets PLC. The deal represents a gross yield of 8.5% for our investors and control of the entire development.

 


Quay One - Leeds

Great George Street 

UK City Investments combined their residential and commercial property investment skills to acquire this stunning character property on Great George Street for a retained client. The building consists of 9 x tenanted 1 and 2 bedroom apartments with 4 x retail units on the ground floor and off street parking to the rear. This freehold acquisition has given the client an initial gross yield of 10% PA with scope for rental growth and refurbishment and break up options in the future. The deal was done off market and acquired from West Register (RBS) in late 2014.
 

Quay One - Leeds

Saxton House, Leeds 

We sourced and acquired this tenanted freehold investment of 7 apartments in Leeds city centre for a retained client which generated income on completion. Our clients completed the purchase within 5 weeks of their initial offer.

Quay One, Leeds 

15 tenanted properties sold on behalf of a developer client. The majority of the sales were to investors with a small number sold to owner occupiers. Values from £75,000- £150,000 were achieved and all sales were completed within a 12 month period during 2013. We also worked closely with the letting agent and block management agent to enhance the value of the building. We advised the lettings agent on where rents could be increased, improving the tenant calibre and in return enhancing our client’s gross yield. We also project managed the refurbishment of several units on completion of sales, enabling our clients to immediately let the properties to new tenants at increased levels of rent.

 



Skyline, Leeds

10 units sold to private investors on behalf of a developer client. These properties were being sold as a part of a managed exit from the development by Welbeck land and our investors were able to purchase 10 units at prices which represent a discount from the current market value of 15-20% with an average gross yield of 8.5%. Our clients were especially pleased to acquire these properties both furnished and tenanted on completion



Manor Mills, Leeds 

We have now sold in excess of 90 properties for our client here as a part of a managed exit strategy for the asset manager, Eddisons. Our clients have been able to acquire both tenanted and furnished units with average Gross Yields of 8%. Manor Mills is a central development just a short walk from the train station and many of Leeds’ biggest employers on the door step, including ASDA, BT and Lloyds banking group.

 



Pall Mall, Liverpool 

We have recently sold several apartments for a developer client in this Liverpool city centre development. Our investors acquired based on an average Net Yield of 6% with tenants and furnishings in place. All investors are now seeing properties in the same development come to the open market for 30% higher than the prices paid by our clients ‘off market’.



Twivey Court, Castleford 

We have recently sold a block of 15 apartments to a group of investors on behalf the receivers with a small group of the investors forming an SPV to buy the freehold. This deal represents a gross yield of 8% for our investors and control of the entire development.


Clarence Dock, Leeds

We have sold 9 properties on behalf of a private investor who was breaking up their portfolio in the city centre with a view to retirement. In just 6 months we sold the entire portfolio to investors with an average Net Yield of 6.3%.
